Auckland’s Long Bay shopping centre for sale

Long Bay Village – the 2021 New Zealand Institute of Architects award winner – is selling its separated buildings for commercial purposes.

The first building for sale in the North Shore, Auckland complex comprises two levels of strata-titled retail units fronting onto Glenvar Ridge Rd and Te Oneroa Way, which has a lift and stairwell to the basement car parking. The upstairs level has three retail units with a passage to the courtyard opposite the neighbouring New World supermarket.

The second of three spaces for sale is the four-storey building which consists of strata-titled commercial units on the ground floor, and three levels of apartments above. It is said to provide eight occupancies with street to Te Oneroa Way and can be accessed directly off the interior courtyard.

The last building within the portfolio contains a three-level structure with street-facing retail units, a gym on level two and a commercial office on the upper level.

“The vacant retail and commercial units present a substantial opportunity for an experienced commercial owner to develop their preferred retail strategy and secure appropriate tenants to build a stabilised asset,” said Layne Harwood, Bayleys director of capital markets.

“Over the past 12-months, demand for retail property as an investment class has remained generally firm for better quality developments, in high growth locations – such as Long Bay. There is a general rarity of this asset type available, and certainly nothing of this style or quality,” he said.

The buildings are constructed of steel frames with concrete and plywood walls in order to maintain high quality for tenants. Long Bay Village is located on commercial land in a suburban area, serving a growing area of local residences.

Opened in 2011, Long Bay Village was built on 360ha to accommodate around 7500 residents in homes and apartments. During the past five years, about 60 per cent of the suburb has been completed.
